Hey everyone, i was just curious if anyone had some tips or strategies that have worked for them on how to get commercial deals. I do sales for a remodeling company in MN. The majority of my work is residential hail & wind damage claims in regards to roofing, windows and siding.

Im curious as to what some of the best ways are to get in front of a property manager or owner, and develop a relationship to get the deal and replace their property damages. Any help would be greatly appreciated. Thanks!

In order to obtain and retain commercial clients you must have a service guy or guys. You need to take care of all the commercial clients roofing needs and with commercial roofing, repairs and maintenance are the most common requests. If you just want them to call you when they need to replace their roof you will be waiting a long time. So, step one in commercial roofing. Hire guy who knows how to find and fix all types of low slope roofing. Step 2, cold call every property manager in town to let them know you can fix any leak they have. Step 3, set up a mass email campaign to all these propert meager targeting leak repair and send it out every time it rains. Step 4, do a good job finding and fixing the leaks.
Do that for awhile and you will be firmly planted in the commmercial roofing business.

We have not gone the email route yet. What a great idea! We have done cold calling, mailers etc, but will be checking out the email option next. Thanks for that tip.

When doing email. Stick with it and stay consistent. Keep cold calling but use the email as a easy way to keep your name in front of prospects in between cold calls.

Also a more relational-personalized-creative approach would be to create a custom Facebook audience of property managers and then build a short video (30-45 seconds) and run that quick campaign at least once a month (costs about $12 bucks). Just showcase what you've done for other properties (commercial) and even if it is just one its okay since its a short video. This will increase your relevance to them and begin the time granted gift of branding your name and image above others in your area.

Now on the Button for the ad in Facebook, have it point to a specific landing page where you get a chance to share a story of the last commercial job you did (instead of talking about how you have the best price or crews etc.). Make it relationship building as you would a neighbor. Finally, add an email address only contact form offering them a quick download of say, the best commercial property manager crm solutions, or anything that may be top of mind for them. In our experience, property managers are always looking for the better software to make their work with tenants easier and more manageable, and to give them a leg up on the competition.

You can take this a step further by looking at the analytics to see who has actually engaged with the video, or who has watched it the longer etc.. and then do another ad specifically to those people.
