Social Media and Facebook

We're starting a social media campaign for the company and it's hard to get people to be fans or followers in our industry. Does anyone out there have an effective social media campaign and if so, what do you guys think is the key to that success?

Thanks in advance for your help.

This was my thought - let's say a homeowner is looking to replace their roof...not necessarily an emergency. Before they throw down thousands of dollars, they're going to do their homework. I feel that social media can help the prospect feel more comfortable with the company. Let them get to know us on a personal level before they come in the office. Any validity to that?
