No upfront cost leads!!!
I just read a great article about canvassing on the sister site. It gave me alot of fresh ideas.
One that I came up with was what I call the"JOB SPOTTER", it consists of a simple form or card given to all employees. The idea is the crews will be driving around during the day, and they will see a bad roof or obvious repair. They may see a competitor bidding a job(easy to spot) The crew member or secretary or whoever then turns in the card upon return to the office. It's now given to the sales department to pursue. The employee who spots the job is given some amount of $$$ if it results in a sale. It would also apply to employees friends, wives, wives co-workers, church, etc. I'm sure this isn't a new idea. The motivation is the $$$. When I was in my early twenties I worked on a tear-off crew. We would be driving or working, see a bad roof, comment or laugh about it and continue. The office never heard about it because I, the lowly tear-off guy, saw no benefit for ME. If they knew taking two minutes to fill out and return this Job Spotter would net them say $100 or $200 upon a closed sale, I think Job Spotters would roll in. If you only closed 1 out of twenty, the lead cost is cheap none the less. As always, I would appreciate your comments or suggestions. Thanks JamesFL |

We leave door hangers for those kinds of jobs, or I call into the office and give the address. From that point we do a web search to find out who lives there and send them a business card and brochure. Never has anyone ever called us back from this approach however.
I've had a similiar motto, that "everyone is a salesman." Anyone even the repair guys, anyone, can go sell a job if they want and gather the same compensation as a sales rep would. That's way more than $100. Obviously this is subject to management approval to make sure they didn't under sell the job. |

I still think it is a great idea, but needs a personal touch contact in addition to some flyer or door hanger.
Many companies canvass areas, (especially hail areas), but with this, traverse an entire neighborhood and zero in on the targeted homes exclusively. I learned a trick from Richard Kaller a long time ago. Stand in front of someones home and start pointing to the roof and make comments to your associate you have with you. Maybe even use your binoculars or a digital camera and zoom in on the roof. Either, do this so the home owner notices you, or then go knock on their door. At that point, explain that you are training a new estimator on how to spot a roof that is on it's last legs and needs to be replaced. H.O.: Oh really? I didn't realize it was in that bad of condition, or, yeah, we knew we were going to need one pretty soon. You: Well, if yo would like, we could set up our ladder and take some photos for you, just so you know how much time it has left. Don't worry, this service is free. We just hope that someday when you do decide to get your roof replaced, you will think of us when that time comes. This works better if you have a portable printer in your truck and can leave the documentation of the deterioration with the home owner and also if you have a locally known presence in that community. From that point on, if it did not lead into an immediate estimate and proposal delivery and presentation, you have a viable lead to follow up with. Get a larger data base of these types of clients. Now, if it really is that bad, they will be pressed to consider it sooner, rather than later. Ed

I have never done that, or not in that way, but I have knocked on some neighbors doors that had roofs that were completely in need of a serious renovation.
Remember, Kaller grew up in the business in the early to mid-60's, so what you call Tin Man was, at that time, a commonly accepted practice. Times change and so does consumers knowledge. I doubt that exact scenario would play very well, but I do not doubt that knocking on the neighbors door who needs a roof is in the same vain as the original story. Ed

I've knocked on neighbor's door as well and can't recall a signle one turnign into a sale. I have sent out letters when working in sub divisions, just a shot gun approach, but only gotten repairs from the letters. "Please excuse our noise and dust while we replace the roof at youe neighbor's house located at... If you should have any questions regarding this project please give usa call at..."
I know my former boss got a sale from a door hanger I left on a neighbor's house. It was just dumb luck that he got the lead. No harm no foul, I got 80+% of the leads overall. This was aprox 7-8 years ago. |

I got,2 nice tear-offs to do this week that came from spotting roofs like this. I sent them postcards. You need at 1000 addresses and you have to mail out at least three times. Now I have a yard sign in front of the house. Next week, nice clean lettered trucks. I'll mail out again in 2 weeks when school statrts again. Maybe I'll get some refferals from these folks when we're done.

The snow started last night, sells meeting this morning. Not going to be measuring many roof, but we bought an insulation machine and trailer. Looking for thoughts on marketing and building this so the sells guys can keep selling.
