I think you're going to have winter time condensation problems by going with full ice shield. I am interested in fining out how it's working out for you in a few years if any warranty calls come rolling in.

I do residential and commercial maintenance agreements. A residential maintenance agreement is a fancy way of saying scheduling gutter cleaning. I just take a guess as to how long the cleaning will take and charge them by our hourly rate.


I really think you are playing with fire offering the warranty yourself when you have the manufacturers willing to take on the liability.

I am still only covering the workmanship, so much happens over the period of 20 years that I think this is a safe bet....and many times people move or forget about or some other even occurs that renders the contractors warranty useless anyway. Did you know only 1% of the extended warranty's sold by electronics stores every are called upon? Any warranty sold is basically pure profit in many business's just due to the pure amount of situations out there that can void the warranty, and and many times the consumer just decides to deal with a issue them self rather than take the time to try and get it fixed through warranty.


With full Ice & Water Installs I am also installing a ridge venting system.... which greatly increases airflow. (1 ridge vent(20 ft) = 7 regular vents). When installing full ice & water I am adding 1 vent for every 150 sq. ft of attic space to ensure that the attic can breath. I just installed a roofing system with full i&w with aproximatly 30 ft of ridge vent and one roof vent. The roof was aprox. 13 sq. Do you think it will be able to breath?
I checked the manufacturerer specs and they do recommend it for full installation & the CertainTeed rep also said that there would be no problems using vapor barrior as roof deck protection.

I don't really see this being a problem as many buildings have a unbreathing membrane system installed without issues. (almost every commercial building)

Have you had a condensation problem occur before from applying a full roof deck protection?

One of the problems with complete ice and water like grumpy said is that i can act as a vapor barrier and cause sweating or condensation. As far as offering a 20 yr warranty i would be concerned about shingles failing within the the 20 year period. would the contractor be liable for any labour to install?

My workmanship guarantee is spelled out what is and is not covered. Manufacturer defect is one thing that is excluded.

Who else has a written guarantee?

We have been in buisness since 1999. I have one cre of about 10 guys. We do 2 houses per week with another 2 men doing repair work for our commercial clients. We offer both a 7yr guarantee on older homes that are cut-up and with bad siding issues, etc. But our norm is a 10yr for simple homes. We NEVER ice guard entire decking. We use Titanium synthetic underlayment and 30YR GAF/ELK Timberline shingles. We have not had a call back in atleast 6yrs, and that call back was turned out to be siding related issue. Get the right men working for you who take pride in the job, and you will have no probs.

Thanks for the reply pt. Is there a reason you dont ice guard or are you just saying since you have a quality installation crew it is not required?

We ALWAYS install ice guard to eaves above gutters systems, valleys, pitch changes, etc. but we NEVER would ice guard an entire house decking. The only time we would i/g an entire deck is if it were a 2-4sq low slope addition or dormer. Look into the Titanium underlayment. We dont even use tarps anymore! haha! And yes, as hard as it is to find quality guys in this industry, a few on your crew is a must.

We r a select SM with certain prob done 40+ 5 star jobs this year alone. Why assume lib for no reason. After 5 years. I have been n biz for over 30 years. No name changes. Only time I i&w whole roof is below a 4/12 due to double felt I feel is less protection for roof. And I balance out every home 50/50 vent. Certain charges like 9 a sq for 25 years war. So I up charge it and then up charge it again and get larger profit since higher cost to use all there product but I still offer a lower priced proposal so I can explain the difference.

Grumpy I start at 4 star and up charge to a five star for more profit but keep it in the 200 for a 4 to. A 5 star

It common to have jobs where its specified to Full I&W entire deck. I have one coming up. Its 100 square church, architect wants it 100 % ice shield. It is on cape cod on the ocean. The new roof will be natural slate. Only saw one issue with condensation , usually its not a problem.

Mine is 30 years LABOR ONLY. Like you mentioned IF a leak should occur it's typicaly a simple mistake and it occures in the first year or two. Never had a call back after year two. So many variables come into play with a labor only warranty on a roof. A few examples are moving, weather event (hail wind, wind, tornado, lightening/fire), manufacturer deffect, change color, etc.

Dave Ramsey the $ guru writes in his book to avoid most extended warranties (ie, ones you have to pay for).

Bought a Polaris atv a few years ago and opted for the 5 year full warranty since it was the first year with the 700 twin motor. 4 years later it was stolen and had about $3,500 in repairs done to it. Most I paid out of pocket was $150. Funny thing was last time it was used it was ready to go in again!

I offer the 4 Star warranty on every roof with Landmarks other than new construction roofs. Get about $2,000 a year in free warranties. Trying to get jumped up to Sellect and will then get $4,000 a year.

Done a few roofs with full W&I and have yet to have an issue. Oldest one I can think of was a home we did about 15 years ago with my dad. We've run into 3-3.9/12 roofs in which case full W&I is required. Agree in certain situtions it can cause moisture issues. If you think it's tough to replace decking try with ice and water stuck to it!
